There are three types of Realtors and the services they provide differ quite significantly.

Here’s a short overview of the main differences between them so that you can make the best choice for your needs:

1. FULL SERVICE

This type of Realtor offers the most comprehensive set of services

2. DISCOUNT

This type of Realtor offers a reduced commission. This generally means their services are reduced as well.

3. MERE POSTING

This type of Realtor takes a flat fee for listing your property on the MLS system.

In my experience of studying homes that have sold for the highest amounts, the best way to ensure you’ll get the best price for your property is to roll out a full marketing program with a full service agent.

THE INS AND OUTS OF CHOOSING A REALTOR

The importance of finding the right agent to market your property and negotiate on your behalf is often overlooked. Beyond getting recommendations from friends and family, you should look for someone who:

  • You feel comfortable with

  • Has a solid track record

  • Has experience selling properties in your area

  • Specializes in your style of home

  • Is versatile enough to adapt to your changing needs

Buying or selling a home is one of the most important decisions you’ll make. When you decide to take the leap, you want to be sure you’re working with someone that will fight to get you the best possible deal.

Your agent will take care of all the legalities, negotiate offers, provide you with advice based on their experience and the trends in the market, as well as act as the mediator between you and any potential buyers or sellers.

Once you’ve decided on an agent, they will conduct a 2-pass system/visit. This means they will visit your home initially and then return for a second visit with a detailed action plan and price. No two homes are alike and seeing your home twice will allow the agent to take into account all variables and considerations.
