HOW DOES IT ALL WORK?

In Ontario, there are two different ways you can work with a Realtor:
AS A CLIENT

– the seller benefits from having a Realtor represent them and take care of their best interest.

AS A SELF REPRESENTED PARTY

If you are involved in a real estate transaction and are not a client of a real estate brokerage, you are considered a self-represented party (SRP). This means you have chosen not to work with a real estate agent, and should understand the rights, obligations, and risks of representing yourself in a real estate transaction. As an SRP, you will not receive 'duty of care' and while the agent may assist the SRP with the mechanics of filling out an Agreement of Purchase and Sale, they would NOT be to provide any advice.  No pricing, clause, protection advice - whatsoever.  Very few buyers or sellers make this choice.  For more information on this please reference the RECO website as well as the OREA website.

When you decide to take the leap, you want to be sure you’re working with someone that will fight to get you the best possible deal.

  • Take care of all the legalities: make sure your paperwork is correct so your home actually closes and becomes yours!

  • Negotiate offers. Depending on the market conditions, I will adapt my negotiation skills.

  • Use my experience to suggest strategies that work right now.

  • Stay current–by constantly updating my skill set with courses & education seminars around North America.

HOW AM I PAID?

In most cases, the seller of a property pays the service fee to both the listing Realtor and the buying Realtor. There are some instances where the seller does not wish to do this, in which case it would be the buyer’s responsibility. In this instance we would know well in advance – there will never be any surprises as it would be clearly discussed.

As most of the time the seller is paying the commission, it makes sense to have a Realtor representing you as a buyer so that you can receive all my expertise, legal knowledge and negotiation skills – all at no cost to you.

NEGOTIATING

NEGOTIATIONS START LONG BEFORE THE OFFER STAGE

Most Buyers don’t know that negotiations begin from the moment the home search starts.

That’s why it’s important to work with an agent, (a strategic partner) who can guide YOU through the journey to making a home purchase.

My role in your home purchase journey is to be on your side from the moment we start working together.  By having a clear understanding of your goals,  we can set the right home expectations
